What’s it like to work with us?

Architects just draft up a quick set of drawings and move on, right? Not the good ones.

We operate through a series of phases that cultivate a process where you are heard and supported. Each phase progresses your vision in detail to ensure those final drawings and built spaces will actually meet your needs. And look good doing it!

Phase One: Planning and Design

The Planning and Design phase establishes the overall feasibility, layout and function of the space in alignment with your goals. Our process begins with a conversation to hear your vision for the project and a survey of existing conditions. We then develop a design layout with options that reflect your vision and overlay our professional design experience. We typically meet with you a couple of times in this process to make sure we’ve got it exactly to your needs.

  • General zoning/code review and calculations for lot coverage, setbacks, easements, etc.

  • Locate the project and site paving on site plan

  • Collaborate with you on a number of options

  • Develop initial design plans, elevations, and/or 3D views


Phase Two: Development

The Development phase establishes the detailed design direction and outlines the major information that may influence the cost of construction. Through a series of collaborative meetings, we develop a limited drawing set of plans, elevations, and notes to communicate your detailed vision. This phase helps to prioritize the value impacts of your design goals and better understand how much you should expect to invest in the project.

  • Document the design based on the Planning and Design phase

  • Perform detailed local code review

  • Identify key materials, systems, and structural needs for the project

  • Locate detailed components such as electrical devices and lighting fixtures

  • Annotate drawings to define the comprehensive scope of work


Phase Three: Construction Documents

The Construction Documents phase involves creating detailed technical drawings and specifications that outline every aspect of the project. These documents ensure that the design is accurately constructed and meets all building codes, regulations, and your specific requirements. Once completed, the Construction Documents will be used for obtaining a building permit from the Authority Having Jurisdiction (AHJ) and to guide the Contractor during construction.

  • Draft wall sections/details with exterior materials and insulation requirements

  • Calculate plumbing loads and provide plumbing diagrams

  • Coordinate structural framing plans and details

  • List component schedules such as doors, windows, lighting, plumbing, etc.


Phase Four: Bid/Permitting

The Bid/Permitting phase involves soliciting bids from Contractors and applying for the building permit. During this stage, we help evaluate bids to aid your selection of a Contractor that best fits your needs, and we assist with design information requested during the permit process. While you or your Contractor will be responsible to submit the permit application and serve as point-of-contact, we remain on call to respond to the AHJ’s comments and questions.

  • Review Contractor bids for compliance with the Construction Documents

  • Offer suggestions for potential cost-saving measures

  • Respond to the AHJ’s review comments in writing and make required minor revisions to the Construction Documents


Phase Five: Construction Administration

The Construction Administration phase extends our on-call services during the construction process. We help administer the design intent as defined in the Construction Documents by remaining available for questions about the plans, and make visits to the site with follow-up reports as is appropriate for the project.
